SMOKE DETECTORS
AllnewhomesbuiltsinceJune1992mustbefittedwithmainsoperatedsmokedetectorson
eachfloorofthebuilding.Therearecurrentlynospecificstatutoryregulationsrelatingtothe
provisionofsmokedetectorsinolderbuildings.However,ARLAsupporttherecommended
BritishStandards,batteryoperateddevicestobefittedtothestairwaysandhallsoneachfloor.
TENANCY DEPOSIT SCHEME
TheTenancyDepositSchemewasintroducedtoensurethatdepositsareprotectedandthat
anydisputesabouttheirreturnareresolvedswiftly,inexpensivelyandimpartially.Therearestrict
timeframesthatneedtobeadheredtoandthepenaltiesareimposedonanylandlordsoragents
whobreachtheseprovisions.Pleaseseeclause14.0inourtermsofbusiness.
INVENTORY
Duetotheintroductionofthetenancydepositschemewerecommendthatanewinventory
iscompiledbyanIndependentInventoryClerkatthestartofeverynewtenancy.
NON-RESIDENT LANDLORD FORM
IfyouareaNon-ResidentLandlord,wewillberequiredbylawtowithholdtaxfromrental
incomeunlessyouarespecificallyexemptbywrittenauthorityfromtheInlandRevenue.
LandlordscanapplyforanExemptionCertificatefromtheInlandRevenuewherebyrental
paymentsmaybemadetothemwithoutthetaxbeingdeductedsubjecttothesubmission
ofanAnnualStatementofincomeandexpenditureandnettaxliabilitytotheInlandRevenue.
Itshouldbenotedthatonlylandlordscanmaketheapplicationandonlyonreceiptof
confirmationfromtheRevenuedirecttothelettingagentintheformofanexemption
certificatecantheagentpayrentsgrosstothelandlord.Pleaseseeclause22.0inour
termsofbusiness.
HMO LICENCE
AllpropertyownersmustcomplywiththelatestregulationsrelatingtoHousesinMultiple
Occupation(HMOs).Penaltiesforbreachoftheselawsaresevere,withfinesupto£20,000
forfailuretoobtainalicenceorforbreachingpermittednumbers.Pleaseseeclause19.0in
