Stamp tax changes slowing west prime central london property sales

Stamp tax changes slowing west prime central london property sales

by Adrian Black, Wednesday 08 July 2015

Based on the back-of-a- match-box-calculation, I estimate that the combined Local Authorities of Kensington and Chelsea, and Westminster account for about 0.5% of the property transactions (in terms of number of properties sold) but a whopping 15% of the residential stamp duty land tax take in the UK.  Such high transaction taxes will certainly inhibit flow – and that is exa

Contractor Mark-up's and Commission Payments

Contractor Mark-up's and Commission Payments

by Adrian Black, Thursday 25 June 2015

Call me old-fashioned but I’ve got to say taking fees from both Landlords AND Contractors when you are working for the Landlord, to deliver quality and cost-effective property management, just seems wrong. I imagine this practice is undertaken by quite a number of the typical estate agents. I, along with many, will watch the developing criticism of it with great interest.

Prime central london lettings agent fee survey

Prime central london lettings agent fee survey

by Adrian Black, Friday 12 June 2015

UK law changed 2 weeks ago to deliver more letting agent fee transparency; a really good thing.  Letting agents must now publish their fee rates. I estimate that we could potentially save landlords and tenants, within just 2 miles of our Notting Hill Gate office, cumulatively, about £100 million a year in fees. At Long Last - the CMA are taking notice

At Long Last - the CMA are taking notice

by Adrian Black, Thursday 04 June 2015

The action from the Competition and Markets authority fining a number of estate agents for anti-competitive behaviour and breaking competition law might just be the beginning of the long overdue acceleration of transparency in the residential property industry - I certainly hope so. I have never understood why estate agency fees, mainly in central London remain so high and so similar a

I’ve cropped a couple of examples from www.youeye.co.uk

Conservative Party housing policies

Conservative Party housing policies

by Adrian Black, Thursday 21 May 2015

Let’s see how many of the promised housing policies are introduced and how quickly, particularly the £1bn for building on Brownfield sites. I wish we would build on a small amount of marginal greenbelt / greenfield too; it would get enjoyed more as the property owners would use it as a garden rather than it just being laid to virtual waste as a low value field.

High end property owners in West Prime Central London breathe a huge sigh of relief

High end property owners in West Prime Central London breathe a huge sigh of relief

by Adrian Black, Thursday 14 May 2015

Never has there been the degree of concern in west prime central London as existed before this General Election. The triple spectre of mansion tax, abolition of non-dom status and accelerated Annual Tax on Enveloped Dwellings “ATED” (which will probably continue) resulted in a large fall in both spend and transaction volumes. We estimate that half the money was sp

All eyes on the election

All eyes on the election

by Adrian Black, Thursday 30 April 2015

Never mind the opinion polls - odds at the bookies today indicate that Ed Miliband is about twice as likely than David Cameron to be the next Prime Minister, with the odds also indicating that the Conservatives are 10 times more likely to win the most seats of any party. The west prime central London property owners are anxiously waiting.  If a Miliband stewardship leads to mansio
