Given this, when preparing for a viewing it is of upmost importance that you are giving your home the best opportunity to shine.
Here at YOUhome our agents often comment on the level of detail that prospective buyers go into when viewing a home. Not only are there the fundamental questions (lease dates, planning permissions, local amenities and overall structural stability of the property) but also a viewing is an assessment of the properties character, feel and an emotional connection. While of course this is largely dependent on the viewer this is also an opportunity to make sure your home appeals to the ‘emotional buyer’.
Our first and perhaps most obvious piece of advice is that it is a priority to ensure that your house is clean! While it may seem laborious to drag a hoover around your home before each viewing we strongly advice that you do this. The impact that a clean property has on a prospective buyer is extraordinary. Ensure that surfaces are cleared and clean; this helps the viewer to simply focus on the space without their attention being drawn by mess or debris.
TIP: Ask your agent to give you 24 hours’ notice before scheduling a viewing. This way you have time to make sure your house is looking its best.
Next, we suggest that you attempt to resolve all of those rainy-day DIY problems. For example, simple coat of (preferably neutral) paint can refresh a room and create a blank canvas effect for a prospective buyer. By fixing the cupboard door hinge, re-painting the front door, straightening the shower rail and addressing the loose porch step you are ensuring that nothing detracts from your properties key attributes. These quick fixes are low-cost high reward activities and we recommend dedicating a weekend or two to giving your property a pre-viewing refresh.
Tip: Get any painting or larger DIY projects done before marketing photographs are taken of your home.This will give your property the best chance of generating initial leads.
Clutter is something which can really discourage a buyer from a second viewing. Before giving your agent the go-ahead for viewings make it your aim to remove or store unnecessary items (or clutter). Clutter can make a room feel smaller making it much harder for your viewer to see themselves living in the property. Playrooms and children’s bedrooms often require attention as they are particularly vulnerable to looking like a war-zone! Similarly, in the bathroom be sure to hide away unnecessary bottles and products to allow the space to appear larger.
TIP: Invest in tasteful storage containers to hide away miscellaneous items as this not only helps to clear space in your home but will help you to move it when your home is successfully sold!

These simple additions to your home also indicate a willingness to sell by showing the prospective buyer that you are investing time and attention in ensuring that your home is sold and this also suggests that you are hoping to move quickly in ensuring an offer.
